Lake Shadroe private marina — 12 slips on the Caloosahatchee system with Gulf access through Matlacha Pass (rendering)

The Marina · Private 12-Slip Basin

Gulf access from your slip.

Twelve private marina slips inside the resort envelope. Sized for vessels up to thirty feet. Owner-assigned, included with residence ownership — no rental market, no priority list, no waitlist.

The Spec

Built for the boat you actually own.

The slips at Lake Shadroe are specified for a realistic Cape Coral owner's boat — a thirty-foot center console, bay boat, or cabin cruiser with four-to-six-foot draft. Standard finger pier configuration with adequate beam for the thirty-foot class. The marina basin draws a minimum depth suitable for the specified vessel size at mean low water.

One bridge transit separates Lake Shadroe's marina from open Gulf water, establishing an air draft constraint appropriate for the spec. This is not a deep-water sailboat marina. It is a power-boat marina for the class of vessel owners actually use in this region — capable, fast to the Gulf, fishable, and not over-specified.

The Water

The Caloosahatchee system, in two directions.

The marina basin sits on a navigable finger of the Caloosahatchee River system. From your slip, two different waterways open up. North and west, through Matlacha Pass, leads to the open Gulf, Sanibel, Captiva, Boca Grande, and the barrier island chain. South and east, the Caloosahatchee River winds through Cape Coral and Fort Myers into the Okeechobee waterway — the cross-Florida inland route all the way to the Atlantic via Stuart.

Fishing, cruising, or cross-state passage: three different boating identities are accessible from the same dock. Few marinas in Southwest Florida offer this kind of directional optionality without a long transit to get there.

The Preserve Edge

Protected water at the marina edge.

Immediately west of the marina basin, Matlacha Pass transitions into a state-designated aquatic preserve — mangrove shoals, shallow estuary, protected wildlife habitat. The preserve is accessible by kayak and paddleboard directly from the property, giving the marina a quieter second use.

See The Preserve for detail on the aquatic preserve itself.
